An affiliate of Oberndorf Real Estate Management, in partnership with The Bascom Group, has acquired Museum Park Apartments in San Jose in a value-add multifamily play. The Class B+ community, located at 465 W. San Carlos, comprises 117 apartment units and traded for $53.1 million. The property has not previously undergone renovation, giving the new ownership group a clear opportunity to implement a comprehensive upgrade strategy.
The acquisition marks a notable return to California for Oberndorf Real Estate Management. Managing director Peter Oberndorf described Museum Park as the firm’s first investment in the state in more than a decade and underscored its importance as a reentry point to the company’s home base in the Bay Area. He cited the wide cost gap between home ownership and renting in San Jose as a key element of the investment thesis.
According to Oberndorf, the partnership sees what it describes as strong underlying fundamentals in the San Jose multifamily market. These include high barriers to entry for new apartment supply, which can constrain the development pipeline, as well as favorable demographic trends and sustained job growth. Together, these factors are viewed by the buyers as supportive of a long-term hold and renovation strategy at Museum Park Apartments.
The joint venture plans to pursue a value-add renovation program at the property, capitalizing on the fact that Museum Park has never been updated since it was built. While specific scopes and timelines were not disclosed, the program is expected to modernize the asset and reposition it within the local competitive set as upgrades are completed.
As part of the business plan, the new ownership has tapped Apartment Management Consultants to manage Museum Park Apartments. The management change is intended to complement the renovation initiative, with the stated goal of enhancing the resident experience at the community. By pairing physical improvements with a new operating platform, the partnership aims to unlock upside at a well-located, existing Class B+ asset in San Jose’s multifamily market.
