Wayfair to Open 140,000-SF Flagship Store in Former Denver Macy’s Next Month

Wayfair Unveils Open Date for Denver Store
CRE Market Beat Take
Releasing a former department store box to Wayfair and layering in fitness, grocery and housing signals landlords’ continued shift toward diversified, mixed-use center strategies.

Wayfair is advancing its brick-and-mortar strategy with plans to open a large-format store in Denver, repurposing the former Macy’s at 8298 E. Northfield Blvd. The retailer, historically focused on e-commerce, has been expanding its physical footprint and is now preparing for a grand opening scheduled for next month. The Denver location marks Wayfair’s first store in the Mountain West region and represents a continued push into experiential retail for walk-in customers.

The new store will span approximately 140,000 square feet across two stories, positioning it among Wayfair’s larger physical locations. It will be the company’s fourth large-format store, reflecting a standardized scale and layout that supports a broad product mix and in-store services. The former Macy’s space was vacated last year, and Wayfair’s entry will return the large box to active use within the center.

Inside, the Denver store is planned to include 19 departments, covering a wide range of home-related categories. Shoppers will find furniture, housewares, appliances, mattresses, florals and decor, along with dedicated areas for design services. This assortment aligns the store with full-line home furnishings destinations, while the inclusion of design support areas underscores an emphasis on higher-touch customer engagement compared with a purely online experience.

The store will be located within the Avenues at Northfield, a retail center owned by Stockdale Capital Partners. Stockdale acquired the center in 2022 and has been advancing plans to expand its tenant mix and on-site uses. In addition to Wayfair’s upcoming opening, the ownership is planning a 103,000-square-foot Life Time facility at the property, alongside a national grocery store and new housing components, further broadening the center’s role as a mixed-use destination.

By backfilling a recently vacated department store, the Wayfair lease helps stabilize a large block of retail space at Avenues at Northfield while supporting the owner’s broader repositioning of the property. The combination of a major home furnishings retailer, a planned fitness facility, grocery component and residential uses illustrates an ongoing shift toward diversified, amenity-rich centers that aim to capture regular customer traffic throughout the day and week.

For the surrounding area, Wayfair’s first Mountain West store introduces an additional regional draw and may complement the planned additions at the center. The forthcoming opening will bring an online-native brand into a high-visibility physical presence, with the scale and departmental breadth to function as a key anchor within the evolving tenant mix at Avenues at Northfield.
