Éxodo Hospitality Group to Open Cha Chin Chinese-Peruvian Restaurant in River North

Chinese-Peruvian Restaurant Concept to Open in River North
CRE Market Beat Take
A new 2,650-square-foot restaurant concept in River North points to sustained operator demand for well-located urban restaurant space, supporting ground-floor activation in a core dining corridor.

Exodo Hospitality Group is introducing Cha Chin, a modern Chinese-Peruvian restaurant planned for River North at 407 N. Clark Street. The concept adds a new culinary option to the neighborhood, with the operator positioning the venue as a contemporary take on Chinese flavors interpreted through a Peruvian lens. The restaurant is planned as a full-service destination rather than a casual format, with a focus on a designed dining experience.

The Cha Chin space is programmed with a 70-seat dining room and a seven-seat bar, giving it a relatively intimate scale within a compact footprint. Seating is arranged to accommodate both smaller groups and bar patrons, reflecting a layout that can support traditional table service alongside a focused bar offering. The size of the dining room suggests an emphasis on controlled capacity and experience-driven service rather than high-volume operations.

Interior design for the restaurant is being led by Crespo and Br, a Chicago-based studio that has a longstanding relationship with Exodo Hospitality Group. The design team is headed by Daniela Crespo and Vanessa Briceno, who are noted as the designers of Matilda. Their work on Cha Chin continues an established collaboration between the studio and the hospitality group, with the new project described as a 2,650-square-foot space tailored to the brand’s vision.

According to Exodo’s culinary director, Jose Luis Chavez, the goal for Cha Chin is to tell a story around unexpected Chinese cuisine from the team’s own perspective while contributing something distinct to Chicago’s dining landscape. The positioning highlights an emphasis on concept-driven dining, with the restaurant intended to bring a “fresh conversation” to the local food scene. This aligns the project with River North’s concentration of chef-driven and experiential restaurants.

Friedman Properties CEO and chairman Albert Friedman noted that Cha Chin is expected to add further diversity to River North’s culinary offerings and support the neighborhood’s reputation as a destination for recognized chefs and hospitality groups. The addition of a modern Chinese-Peruvian restaurant concept is consistent with River North’s role as a hub for new restaurant brands and expansions, reinforcing the area’s status as a key dining corridor within Chicago.

The introduction of Cha Chin also underscores the continued evolution of River North as a restaurant and nightlife district anchored by a mix of local operators and established hospitality groups. While specific real estate terms for the space at 407 N. Clark Street were not disclosed, the planned opening signals ongoing demand from food-and-beverage users seeking well-located urban storefronts with a strong neighborhood identity.
