CCRM Fertility Relocates to iMed Naperville Medical Office
CRE Market Beat Take
Specialty healthcare tenants continuing to migrate into institutional-quality medical office buildings reinforce durable demand for modern, clinically capable assets in established suburban Chicago submarkets.

CCRM Fertility & Gynecologic Surgeons of Illinois has entered into a lease with MCB Science + Health for medical office space at iMed Naperville Medical Office, a 72,000-square-foot medical office building in Naperville, Illinois. The agreement will relocate one of the practice’s two offices in the greater Chicago area into the building, consolidating this portion of its regional footprint within a single, modern facility.

The relocation keeps the practice within the broader Chicago market while positioning it alongside a roster of other medical and healthcare users at iMed Naperville Medical Office. According to the parties involved, the building’s institutional-quality profile and purpose-built healthcare environment were key considerations in the decision to move. The transaction underscores continued demand from specialty healthcare providers for medical office space that can support both patient-facing services and clinical operations.

On the ownership side, Wilkingson (Will) Germain, CEO and Managing Partner of MCB Science + Health, represented the landlord in the lease negotiations. Tenant representation was provided by Mohr Partners, with a team consisting of Chris Bargowski, Brandon Glick, Sam Picchiotti, and Anthony Anichini. Their roles encompassed advocating for each side’s requirements as the lease was structured at the iMed Naperville property.

Germain noted that CCRM Fertility & Gynecologic Surgeons of Illinois is joining a group of like-minded medical and healthcare tenants that already occupy space within the building. He highlighted that these users recognize what he described as the unique real estate advantages of an institutional-quality medical office asset. The building, which was delivered in 2015, offers 18,000-square-foot floorplates that can accommodate a range of clinical layouts and practice configurations.

Physical features of iMed Naperville Medical Office include 10-foot ceiling heights and a two-story lobby atrium, providing a modern arrival experience for patients and staff. The property also incorporates covered patient drop-off and pick-up areas, supporting efficient and weather-protected access to the building. In addition, surface parking at the site can accommodate approximately 300 vehicles, aligning with the parking-intensive needs commonly associated with medical office uses. These property characteristics collectively frame the context for CCRM Fertility & Gynecologic Surgeons of Illinois’s relocation to the building.
