Broadview Reveals Plans for 32-Story Houston Office Tower
CRE Market Beat Take
A large new office tower on Westheimer will add meaningful Class A competition in a prime corridor, which nearby owners should factor into leasing and capital planning horizons.

Broadview Real Estate has released plans for O27, a proposed 32-story office tower to be developed on Westheimer, near the River Oaks District corridor in Houston. The project is slated for a site at 4701 Westheimer, positioning the building along a major commercial artery that already supports a mix of retail, hospitality, and office uses.

The planned tower is designed by STG Design and is expected to deliver more than 520,000 square feet of office space, according to details shared in the announcement. While the exact size has not been finalized, the program indicates a large-scale office asset intended to accommodate significant tenant demand within a single high-rise footprint. Realty News Report notes that completion of the project is anticipated in 2028.

O27 takes its name from the local ZIP code and is planned for a 1.66-acre parcel that is currently occupied by a former Extended Stay America hotel. That property closed last year, opening the way for repositioning the site into a new, purpose-built office tower. The conversion of an older hotel asset into a ground-up office development underscores an ongoing evolution of land use along Westheimer as obsolete structures are retired in favor of higher-density projects.

The O27 site sits across from Greenleigh, a redevelopment of the former Hotel Derek that is expected to open soon, and it is located a short distance from the Highland Village shopping center. This cluster of recent and ongoing projects signals continued investment attention on this stretch of Westheimer, where retail, hospitality, and office properties closely interact. The addition of a large office tower could further reinforce the area as a commercial and employment hub.

STG Design, the architect of record for O27, also served as executive architect for Block 185 in Austin, a curved tower known as the Sail Tower. That project houses Google’s Austin headquarters on the edge of Lady Bird Lake in downtown Austin, highlighting the firm’s experience with high-profile office developments for major corporate users.

Broadview Real Estate reports that its development pipeline now exceeds 3 million square feet. O27 is one of the latest additions to that pipeline and represents a sizable future office contribution to the Houston market if it proceeds as planned. No additional information on project financing, tenant commitments, or detailed leasing strategy has been disclosed at this stage.
