Greystar Opens Halden at Red Oak Apartments in Texas with Public Fishing Pond Amenity

New Red Oak Rental Community Debuts with Onsite Fishing Pond
CRE Market Beat Take
By preserving and upgrading the pond for public use, Greystar aligns a suburban rental community with civic priorities, a model that may ease entitlements and support long-term neighborhood integration. The inclusion of future retail pads also positions the site for incremental mixed-use value without upfront retail lease-up risk.

Greystar, working in partnership with Whitman Peterson, has opened Halden at Red Oak, a new rental community in Red Oak, TX. The multifamily property delivers a mix of apartments and single-family homes for lease, positioned just off Highway 342 roughly 20 miles south of downtown Dallas.

The community’s defining feature is an on-site fishing pond that has been preserved and enhanced for public use. At the request of the city of Red Oak, Greystar retained the existing pond and upgraded it as a shared amenity, adding piers and a paved trail that loops around the water. This creates a recreational focal point intended to serve both residents and the broader community.

Beyond the pond, Halden at Red Oak includes a range of resident-focused amenities. Residents have access to a 24/7 fitness center designed to accommodate different schedules and lifestyles. A resort-style pool with a tanning shelf provides outdoor leisure space, complemented by an adjacent terrace that features a fire pit for social gatherings and relaxation.

The outdoor amenity offering is rounded out by a kitchen area configured for grilling and open-air dining. This outdoor kitchen is positioned to support informal resident events as well as everyday use by households, reinforcing the property’s emphasis on shared common space.

The residential program at Halden at Red Oak combines traditional multifamily layouts with larger single-family homes for rent. The community offers one- and two-bedroom apartments alongside three- and four-bedroom single-family rental homes. This mix is designed to appeal to a range of household sizes and lifestyle preferences while remaining within a single managed community.

Individual residences at Halden at Red Oak include private outdoor features intended to extend the living space. Units are equipped with personal patios or balconies, providing direct access to fresh air and views of the surrounding property. Many homes also benefit from large, fenced-in yards that support pet ownership, gardening, and outdoor play areas.

Located just off Highway 342, about 20 miles south of downtown Dallas, the community is positioned to draw residents seeking suburban living with access to the broader Dallas area. The site plan also includes two future retail spaces, which are intended to bring neighborhood-serving commercial uses to the community over time. Specific retailers and build-out details have not yet been disclosed, but the planned retail component signals a mixed-use orientation that could further integrate Halden at Red Oak into the surrounding area.
