Northland Properties and Trammell Crow are moving forward with a new Sandman Signature Hotel in Grapevine, expanding their presence in the Dallas-Fort Worth hospitality market. The planned six-story property will deliver 221 guest rooms and is located near the regional shopping destination Grapevine Mills. According to the development team, construction is slated to begin on November 15, positioning the project for the next wave of lodging supply in the area.
The hotel program is designed with a mix of food-and-beverage and meeting amenities that aim to support both transient and group demand. Plans call for a 275-seat restaurant within the property, providing significant on-site dining capacity for guests and local patrons. The project also includes a 4,200-square-foot banquet and meeting room, intended to accommodate corporate events, social functions, and small conferences.
Wellness and leisure features are part of the concept as well. The development will incorporate a 1,000-square-foot indoor gym for guests, supplemented by an outdoor pool. These amenities are expected to round out the hotel offering and support both business and leisure travel segments.
In addition to the hotel, Northland Properties and Trammell Crow are planning a residential component on nearby land. The partners intend to develop 248 apartment units across 20 adjacent acres, adding a multifamily element alongside the hospitality project. While further details on the residential phase were not disclosed, the combined plan points to a larger mixed-use environment anchored by the new hotel.
The Sandman Signature in Grapevine will mark Northland Properties’ fourth hotel in the Dallas-Fort Worth area, underscoring the company’s continued expansion in the region. Trammell Crow brings a long development track record to the project; the firm notes on its website that it has developed or acquired more than 700 million square feet of space since its founding in 1948 and currently has $20 billion in projects at various stages of development.
Specific financial terms, project cost, and delivery timing for the Grapevine hotel and adjacent apartments were not disclosed in the announcement.
