229-Unit Lawton Multifamily Community Trades Hands
CRE Market Beat Take
The combination of 96% occupancy, significant recent capex, and multiple bidders suggests investor appetite remains solid for value-add multifamily in smaller regional markets. Owners of similar assets near stable employment anchors may find receptive buyer pools even without disclosing pricing guidance.

The Multifamily Group (TMG) has arranged the sale of Country Club View, a 229-unit multifamily community in Lawton, Oklahoma. The garden-style property, originally built in 1966, is located along West Gore Boulevard in the West Lawton submarket, positioned next to the Lawton Country Club. The community sits in a market supported by Fort Sill, which is identified as one of the area’s largest economic drivers.

TMG reported that Country Club View was 96% occupied at the time the asset was brought to market. The seller had completed approximately $3,500,000 in capital improvements during its ownership period, enhancing the physical condition of the property while still leaving room for further upgrades. The combination of stabilized occupancy and remaining value-add potential formed a key component of the offering’s appeal to prospective investors.

TMG’s Yonnic Land represented both sides of the transaction, working with the seller and ultimately the buyer that closed on the acquisition. According to TMG, the marketing process produced interest from seven prospective buyers. Despite the competitive interest, the deal ultimately closed with the first buyer that went under contract, indicating a relatively efficient path from initial agreement to closing.

The property’s location next to the Lawton Country Club and along a main corridor in West Lawton adds to its positioning within the local multifamily landscape. Proximity to Fort Sill, a major regional employer and economic anchor, provides a resident base tied to military and related employment. This dynamic can support occupancy and collections for owners focused on long-term income stability.

The capital improvements completed under the seller’s ownership, together with high in-place occupancy, suggest the asset has moved beyond a heavy-lift phase while still offering room to execute additional upgrades. The buyer, while not named, is acquiring a property that has already absorbed significant capital investment yet continues to be described as a value-add opportunity. This profile may appeal to investors seeking a balance between current cash flow and upside potential through targeted renovations or operational enhancements.

Details such as the sale price, capitalization rate, and identity of the buyer and seller were not disclosed. However, the reported level of buyer interest, combined with the asset’s stabilized performance and improvements, underscores continued investor attention on well-located, garden-style multifamily communities in secondary markets like Lawton. Country Club View’s trade highlights how properties with both recent capital work and remaining value-add levers can attract multiple bidders in today’s multifamily investment environment.
