CRE Market Beat Take
Long-term triple-net structures in both grocery and R&D assets underscore investor appetite for durable income streams in Texas, while large mixed-use development in Round Rock signals continued confidence in office-anchored placemaking.

Stockdale Capital Partners has added Chris Grabinski as vice president of acquisitions, healthcare, as the firm builds out its national healthcare real estate investment platform. Based in Stockdale’s Dallas office, Grabinski will concentrate on sourcing, underwriting, and executing healthcare-focused investments. He joins Stockdale from MedProperties Realty Advisors, where he invested on behalf of discretionary funds and separate accounts and helped deploy capital into more than $400 million of gross asset value.

In the grocery-anchored retail sector, NAI Legacy has entered the Texas market with the acquisition of a Tom Thumb store in Sunnyvale. The firm acquired the new-construction, 59,000-square-foot grocery property at 3400 N. Belt Line Road for $18.1 million. Located roughly 15 miles east of downtown Dallas, the store opened in December 2025 as Sunnyvale’s first major grocery store and serves as the anchor for the town’s Gateway Park retail development. Tom Thumb occupies the property under a triple-net lease that extends through January 31, 2046.

On the institutional side, Brixton Capital announced it has sold the Dow Texas Innovation Center, a research and development campus in Lake Jackson, Texas, within the Houston metropolitan area. The 664,100-square-foot property, located at 220, 230, 240 and 270 Abner Jackson Parkway, sits on 34 acres and consists of four buildings ranging from two to four stories. Brixton Capital co-managed the asset with CBRE prior to the sale to the ExchangeRight Essential Income REIT. The entire campus is fully leased to The Dow Chemical Company under a single-tenant, triple-net structure.

In mixed-use development activity, Mark IV Capital has broken ground on the dedicated restaurant collection at The District in Round Rock. The District is a 65-acre project in the Austin market planned to deliver more than 3 million square feet of Class-A office space, over 1,500 upscale residential units, more than 300 boutique hotel rooms, and in excess of 150,000 square feet of retail and dining. The new restaurant component will total 41,525 square feet across six distinct buildings arranged along a Hill Country greenbelt-inspired walkway at the heart of the development. The block is expected to house nine to fourteen food concepts and lifestyle brands, expanding the amenity base for office tenants, residents, and visitors as The District continues to take shape.

Together, these personnel changes, acquisitions, dispositions, and groundbreakings highlight ongoing capital deployment and project execution across healthcare, grocery-anchored retail, research and development, and mixed-use environments in key Texas markets.
