A sizable non-recourse self-storage loan at 70% LTV alongside a large Orlando office lease suggests capital and occupier demand remain available for well-sponsored Florida assets, even as structures favor shorter terms and interest-only periods.

Recent activity across Florida’s commercial real estate market spans leadership changes, capital markets execution and both office and industrial transactions, highlighting continued engagement from investors, lenders and occupiers.

CBRE has appointed Greg Kuhlman as Market Leader and Senior Managing Director for Miami and Fort Lauderdale. Based in Miami, he is now responsible for overseeing the firm’s business across both markets. Kuhlman brings more than a decade of commercial real estate experience, most recently serving as Senior Vice President at Related Ross in West Palm Beach. Before that role, he spent more than three years at Related Companies in New York and was a founding member of the firm’s Miami office, giving him experience across several major coastal markets.

On the capital markets side, Marcus & Millichap Capital Corporation arranged $16.5 million in financing for an 11-property self-storage portfolio spanning Georgia and Florida. The financing was secured by Jared Cassidy. The non-recourse loan carries a one-year term with renewal options, features full-term interest-only payments and is structured at a 70% loan-to-value ratio. The structure indicates lender willingness to provide short-duration, moderately leveraged capital to the self-storage segment in the Southeast.

In Orlando, Mitsubishi Power Americas has moved into Building N, a 136,000-square-foot office building at SouthPark Center. The power generation and energy storage solutions company signed the lease in 2025 and completed its move-in during August 2026. The new office now serves as a workplace for more than 450 employees. Jay Dixon and Colin Morrison with CBRE represented the landlord, PPF Real Estate, part of the PPF Group, while CBRE’s Andrei Savitski represented Mitsubishi in the transaction, underscoring the brokerage’s role on both sides of the deal.

Investment sales activity is also present in South Florida. Marcus & Millichap brokered the sale of a four-building industrial property at 2348-2360 N. Military Trail in West Palm Beach. Pugliese Creative Ventures acquired the 43,125-square-foot asset from PMD Capital Management for $11.4 million. The asset, built in 1989, sits on 4.2 acres and offers suites ranging from 1,700 to 7,300 square feet. Douglas Mandel, Zach Levine and Cody Hershey of Marcus & Millichap represented the seller and also procured the buyer, reflecting ongoing demand for flex and industrial product in the West Palm Beach market.

Taken together, these updates from across Florida illustrate a mix of leadership realignment at a major brokerage, fresh financing for income-producing assets, large-scale office occupancy by an energy sector tenant and continued investor appetite for industrial properties.
