Aimco is moving forward with FIVESIXTY Waterfront Residences + Club, a luxury waterfront residential tower planned for Miami’s Edgewater neighborhood. Positioned along Biscayne Bay, the property is designed as a high-end rental offering, with published monthly rents starting at $15,000 and extending to more than $25,000.
The tower is planned to include a total of 114 residences. According to the project details, homes at FIVESIXTY will be configured as three- and four-bedroom residences, with interiors ranging from approximately 2,300 to 3,000 square feet. Initial occupancy for the property is targeted for the spring of 2027, placing delivery several years out from the current reporting date.
FIVESIXTY Waterfront Residences + Club is described as a waterfront residential property integrated with a robust private club component. The Club at FIVESIXTY is expected to feature a bayfront swimming pool and lounge that take advantage of the Biscayne Bay frontage. Residents and members will also have access to a private marina designed to accommodate vessels up to 70 feet in length, underscoring the development’s boating-oriented positioning.
In addition to waterfront and marina elements, the club program calls for a mix of wellness, recreation and work-oriented spaces. Plans include fitness, health and spa facilities, as well as a padel court and golf practice areas. The concept also incorporates private executive work suites, which are intended to provide workspace within the residential setting, alongside other yet-to-be-detailed amenities.
Property management for the building will be handled by KW Property Management, which has been named as the manager for FIVESIXTY. The development will also include a dining component, with a waterfront restaurant to be operated by Gioia Hospitality Group. This restaurant element is planned as part of the on-site amenity mix, complementing the club and residential program described for the project.
Located at 560 NE 34th Street, FIVESIXTY sits directly along Biscayne Bay within Miami’s Edgewater neighborhood. The site is adjacent to the Miami Design District and offers access to several of the city’s key urban districts. The location is described as having convenient connectivity to Miami Beach, Downtown and Brickell, and is also noted as being near Wynwood and Midtown, situating the project among a cluster of established and emerging Miami neighborhoods.
