Seward & Kissel Extends 170K-SF Lease with Rudin for 11 Years

A long-term renewal by a major law firm at a nearly fully leased Lower Manhattan tower underscores durable tenant demand and supports income stability for the asset’s ownership.

Rudin has finalized an 11-year lease extension with law firm Seward & Kissel at One Battery Park Plaza, its 35-story office tower in Lower Manhattan. The renewal covers 170,112 square feet and allows the firm to continue occupying its existing premises, which span the full 19th through 24th floors of the building. Seward & Kissel has been a tenant at One Battery Park Plaza since 2011 and will maintain its longstanding presence at the property under the extended term.

One Battery Park Plaza totals approximately 800,000 square feet of office space, positioning the tower as a sizable workplace asset in the Downtown market. The latest agreement builds on an active leasing period at the property, with Rudin reporting that it has now completed roughly 260,000 square feet of leasing activity at the building so far this year. As a result of this transaction and other recent deals, One Battery Park Plaza is now reported to be 99% leased.

In a statement on the extension, Michael Rudin, co-CEO at Rudin, highlighted Seward & Kissel’s decision to remain in place as a meaningful contributor to recent leasing momentum at the property and across the wider Rudin portfolio. He also linked the renewal to broader positive signals in the Downtown office market, noting that the deal adds to the area’s current leasing traction.

The landlord side of the transaction was handled internally, with Kevin Daly, vice president of office leasing, and Craig Panzirer, senior vice president and head of office leasing, representing Rudin. On the tenant side, Seward & Kissel was represented by a CBRE team that included Lewis Miller, Andrew Sussman, Cara Chayet and Scott Sloves. Their role encompassed advising the law firm through the lease extension process and negotiating terms on its behalf with the ownership.

Taken together, the 11-year extension, the significant square footage involved and the high reported occupancy level at One Battery Park Plaza underscore the importance of large, long-term tenancy commitments for major office towers in Lower Manhattan. The deal reinforces the position of One Battery Park Plaza as a largely stabilized asset with a long-standing legal tenant base and reflects the continued engagement of both ownership and global brokerage firms in Downtown office leasing.
