OMP has acquired a fully leased industrial facility in La Mirada in a $58.5 million transaction facilitated by CBRE. The property, located at 14555 Alondra Blvd., spans 248,105 square feet and was sold by Brookfield. CBRE National Partners West professionals Joe Cesta and Eric Cox represented Brookfield in the sale, while CBRE’s Debt & Structured Finance group, led by Val Achtemeier, Mark Fluent and Matt Schmidt, arranged the financing for the buyer.
The single-tenant facility is fully occupied by MEI Industrial Solutions. According to the marketing team, the tenancy supports the movement, storage and transportation of equipment serving the aerospace, medical and data center construction sectors. The long-term lease structure and the tenant’s growth trajectory are highlighted as key elements of the asset’s income profile.
Property features include a large, secured yard and flexible industrial zoning, which together provide operational optionality for the tenant’s logistics and equipment-handling needs. The site offers direct regional connectivity via Interstate 5, State Route 91 and Interstate 605, positioning the asset within established Southern California distribution corridors.
CBRE noted that institutional capital remains focused on well-located industrial properties that offer durable cash flow, established tenancy and access to critical supply chain infrastructure. In this case, 14555 Alondra Blvd. benefits from efficient links to the Ports of Los Angeles and Long Beach, enhancing its relevance for occupiers tied to import, export and specialized equipment logistics.
Cesta indicated that the combination of a long-term lease to MEI Industrial Solutions and the facility’s transportation linkages made the property a compelling investment for OMP. The sale underscores ongoing investor interest in stabilized industrial assets that are integrated into Southern California’s logistics network and serve diversified end markets, including aerospace, healthcare-related uses and data center-related construction activity.
