The Karahan Companies and KDC have announced plans to jointly develop a major office hub within the Fields master-planned community in Frisco, with a program that calls for approximately 11 million square feet of build-to-suit office space. The office sites are dispersed across the larger Fields development, offering corporate users multiple location options within the project.
The build-to-suit opportunities are positioned along four of the area’s key transportation corridors: the Dallas North Tollway, Panther Creek Parkway, Highway 380, and PGA Parkway. This alignment gives prospective tenants direct access to major regional routes, while keeping them integrated into the broader mixed-use environment that has been established at Fields.
Fields in Frisco already serves as a significant destination anchored by notable national brands and amenities. The community is home to the PGA of America Headquarters and the Omni PGA Frisco Resort & Spa, as well as two 18-hole championship golf courses. In addition, the nation’s first Universal Kids Resort opened at Fields this summer, further expanding the development’s profile as a regional attraction.
Within Fields, Fields West functions as a pedestrian-oriented mixed-use district that combines retail, office, and residential components. The plan for Fields West includes approximately 380,000 square feet of shopping, dining, and entertainment space, supporting both local residents and the daytime office population. Above the retail podium, the project features roughly 350,000 square feet of Class A office space along with about 1,300 multifamily units, creating a stacked configuration of uses in a walkable setting.
The broader Fields development is co-developed and owned in partnership by The Karahan Companies and Hunt Realty Investments, together with investors Chief Partners and Cross Tie Capital. The property is located in north Frisco, just off the Dallas North Tollway, and the new office hub initiative builds on the existing institutional ownership and large-scale master-planning already in place at the site.
