Lincoln Property Co. is advancing plans for a large-scale mixed-use district anchored by a new office tower that is expected to exceed 500,000 square feet. The office component, branded as 28Hundred Fairmount, is scheduled to break ground either later this year or in early 2028, positioning it as the first major phase of a broader, multi-building development.

The office tower will serve as the cornerstone of The Springs District, a planned mixed-use complex totaling 1.4 million square feet on a 4-acre site at 2500 Cedar Springs Road. Lincoln is leading development across the entire district, reflecting a coordinated approach to creating a concentrated cluster of office, residential, and hospitality space within a single master plan.

In addition to the office tower, The Springs District will include a 234-unit apartment tower. The residential component is planned as a separate high-rise building within the district, adding a significant number of multifamily units to the immediate area. This residential tower is currently unnamed, and specific design, amenity, or unit-mix details have not been disclosed.

The project also calls for a 200-key hotel, which will bring hospitality capacity directly into the district. While branding and operator information for the hotel have not been announced, its inclusion alongside the office and residential components underscores the mixed-use character of the overall plan. Together, the three primary uses are designed to activate the site throughout the day and week.

According to reporting from the Dallas Business Journal, all major components of The Springs District, including the office tower, apartment tower, and hotel, are anticipated to reach completion by 2030. No additional phasing details, delivery sequencing, or preleasing information has been provided at this stage.

Lincoln has engaged Suffolk Construction as general contractor for the development, assigning the firm responsibility for delivering the vertical components of the district. Contract terms, construction budget, and timeline specifics have not been publicly detailed.

The planned office tower site lies less than a half-mile from Uptown’s newest and tallest tower, 23Springs. That proximity places The Springs District within an area that has recently seen notable high-rise office development activity, further concentrating modern office inventory in the Uptown submarket. Additional information on leasing, tenant commitments, or capital structure for The Springs District has not yet been disclosed.
