A cross-border owner adding a downtown Chicago asset to a Toronto- and New York-anchored portfolio signals continued institutional appetite for urban, lifestyle-positioned hotels in core gateway markets.

Manga Hotel Group has expanded its U.S. footprint with the acquisition of the Royal Sonesta Chicago River North, a 261-room hotel in Chicago, Illinois. The company has repositioned the property under a new name, Hotel 505 River North, shifting it from a branded flag to an independent hotel that is expected to become another location for the TOOR Hotel brand.

The hotel is located at 505 North State Street in downtown Chicago, placing it within a dense urban environment surrounded by dining, entertainment, shopping, and cultural attractions. The property also offers convenient access to the Magnificent Mile, one of the city’s best-known retail and tourism corridors, reinforcing its position within a heavily trafficked hospitality submarket.

This acquisition follows Manga Hotel Group’s recent moves in New York City, where the company acquired the SoHo 54 Hotel last year and The Chelsean New York Hotel in June. Together, those transactions demonstrate a pattern of targeting well-located urban hotels in major North American gateway markets and adding them to the Manga portfolio. The Chicago purchase represents Manga’s first entry into the local market while continuing to build out its presence in the United States.

With the River North acquisition, Manga is using Hotel 505 as a future site for TOOR Hotel, its lifestyle hospitality brand. The conversion is intended to align the Chicago asset with Manga’s broader brand strategy, which already includes TOOR hotels in Toronto and New York City. Positioning the property as an independent hotel prior to the full TOOR rollout also signals a focus on differentiated branding within established city-center locations.

Commenting on the transaction, Sukhdev Toor, president and CEO of Manga Hotel Group, described the deal as an important milestone in the continued expansion of the TOOR Hotel brand. He noted that Chicago is a key hospitality market for the company and characterized the acquisition as a strategic step to add another major city to the TOOR platform alongside Toronto and New York City.
