Erland Construction is partnering with long-time client Nordblom Company on Vantage, a new multifamily residential community planned for Dedham, MA. Working alongside design firm Stantec, Erland will deliver a ground-up project that expands the area’s rental housing inventory while reflecting current standards for energy performance and community-focused amenities.
The development calls for a four-story wood- and steel-frame building totaling 218,000 square feet. The plan includes 155 apartment units, positioning Vantage as a sizable addition to the local multifamily stock. Erland’s scope encompasses full building construction as well as coordinated work with project stakeholders to bring the residential program and common areas to market-ready condition.
Vantage is being designed and built to meet Dedham’s stringent energy code requirements, highlighting an emphasis on sustainable performance and long-term operating efficiency. The community is planned to feature a fitness center and a resident lounge, giving future renters on-site options for wellness, gathering, and remote work or social use. Outdoor gathering spaces are also part of the program, extending the amenity mix beyond the building’s interior and creating additional areas for residents to connect.
The project includes structured parking for 119 vehicles, integrating parking into the overall site plan rather than relying solely on surface lots. Site work will also involve the demolition of an existing building to clear the way for the new community. Beyond the building envelope itself, the scope extends to improvements along Stergis Way, tying the development into surrounding infrastructure.
These site improvements are described as supporting the Town of Dedham’s ongoing investment in smart, sustainable growth and resilient infrastructure. By aligning the building design with local energy codes and pairing it with public-realm enhancements, the team aims to deliver a project that fits within the municipality’s broader planning and infrastructure objectives.

Completion of Vantage is scheduled for spring 2028, providing a clear delivery timeline for the new inventory. For Erland, the project marks the firm’s fourth multifamily residential property undertaken with Nordblom, signaling continuity in their collaboration and experience working together on similar residential assignments.
