Ambrose has completed the disposition of a modern distribution facility in Whitestown, Indiana, selling the asset to a private REIT. The property is located at 5163 Perry Worth Road within Indianapolis Logistics Park – Northwest, a four-building, 95.5-acre industrial park developed by Ambrose in the Northwest industrial submarket of Indianapolis.
The single building involved in the transaction totals 233,348 square feet and is fully leased to a global healthcare services and products company. According to Ambrose, the tenant serves hospitals, health systems, pharmacies, and ambulatory surgery centers, positioning the facility within the broader medical supply chain.
Ambrose originally completed construction of the property on a speculative basis in 2025 and subsequently secured a long-term lease with the healthcare-related tenant later that same year. The combination of recent delivery, modern specifications, and stabilized tenancy under a long-term lease framed the asset as an institutional-caliber logistics holding for the buyer.
The distribution facility includes 32-foot clear heights, dock-high and grade-level doors, a 135-foot truck court depth, 4,000 amps of power, and ample trailer parking, along with 13,996 square feet of office space. These building characteristics are designed to support contemporary bulk distribution and logistics requirements, including higher throughput and enhanced operational flexibility.
Indianapolis Logistics Park – Northwest is described as a leading location within the Northwest industrial submarket of Indianapolis. The park benefits from direct connectivity to several key transportation routes, including Interstate 65, Interstate 465, Interstate 74, and the I-865/I-465 interchange. This access underpins regional and national distribution capabilities for occupants that rely on efficient highway connectivity.
A private REIT acquired the fully leased facility from Ambrose. Ambrose was represented and advised in the transaction by CBRE National Partners, with Zach Graham and Ryan Bain providing brokerage services. The sale highlights continued institutional interest in recently built, fully leased logistics product in established Midwestern distribution corridors.
