Publix has been selected as the grocery anchor for the retail component of Cadia Matthews, an 82-acre mixed-use project at Stallings and Idlewild roads in Matthews. Pappas Properties has started work on the retail phase of the master-planned development, positioning the grocer as the primary draw for the new commercial village.
According to reporting from the Charlotte Business Journal, sitework for the retail portion is nearly finished, and vertical construction is expected to begin later this fall on the commercial village at Cadia Village. Plans call for approximately 120,000 square feet of commercial space in this phase, forming the core of the project’s retail offering.
The development timeline for initial occupancies has also been set. The first retail buildings are projected to be delivered in June, giving prospective tenants a relatively near-term window for opening. A quick-service restaurant within the project is scheduled to follow, with delivery anticipated next fall, further building out the project’s food and beverage lineup.
Plans for the Cadia Matthews mixed-use development extend beyond grocery and restaurant uses. The retail village will also feature a bank location as well as a stand-alone medical office building totaling 12,000 square feet, adding daily-needs and healthcare uses to the project’s merchandising mix.
Thrift Commercial Real Estate Services has been engaged to handle retail leasing for the project, overseeing tenanting for the new commercial space. Choate Construction is serving as the general contractor for both the broader retail village and the Publix store, coordinating construction activity as sitework transitions into vertical development.
Residential density is a major component of Cadia Village Matthews at full buildout. The overall plan calls for 570 residential units, with a mix of for-sale and rental housing product types. This residential base is expected to integrate with the project’s commercial elements, creating a mixed-use environment centered around the grocery-anchored retail core and complementary neighborhood services.
