Logistics Property Company, also known as LogiPropCo, has expanded its footprint in the Phoenix region with the acquisition of a 76-acre site at the intersection of Interstate 10 and Perryville Road in Buckeye, Arizona. The site will be home to Sonoran Logistics Park, which is slated to become the firm's third development in the Phoenix area. The location sits along a key interstate corridor and is positioned to tap into the industrial strength of the region's west valley.
Sonoran Logistics Park is planned as a large-scale industrial project totaling 1,226,832 square feet when fully built out. The development will comprise two buildings designed with modern bulk logistics requirements in mind, including clear heights ranging from 36 feet to 40 feet. The buildings are expected to offer more than 15,000 amps of power, positioning the park to accommodate power-intensive warehousing or manufacturing users.
Construction on Sonoran Logistics Park is expected to begin in the fourth quarter of 2026. The project is scheduled to deliver in early 2028, adding a significant block of new industrial space to the Phoenix market upon completion. The timeline places the development into the future regional pipeline at a moment when industrial fundamentals in the west valley are being closely watched by occupiers and investors alike.
The site benefits from immediate access to Interstate 10, providing regional connectivity for distribution and logistics users. It is also located within three miles of Loop 303, adding another major transportation link. In addition, the property is approximately 30 miles from Phoenix Sky Harbor International Airport, providing access to air cargo infrastructure and enhancing the project's appeal for users that prioritize multi-modal connectivity.
On the transaction, Logistics Property Company's Brad Cushard and Andrew Spiegel collaborated with Cushman & Wakefield professionals Andy Markham, Michael Haenel, and Phil Haenel. Cushman & Wakefield has also been selected to handle leasing at Sonoran Logistics Park going forward, positioning the brokerage team to market more than 1.2 million square feet of new industrial product as the project advances.
Commenting on market dynamics, Markham noted that the west valley of metropolitan Phoenix is experiencing record absorption and robust demand for bulk warehousing and manufacturing facilities. Against that backdrop, the scale and timing of Sonoran Logistics Park underscore how developers and their leasing teams are aligning new supply with ongoing demand for large-format industrial space in the region.
