The proposed development would feature a 12,500-square-foot Trader Joe’s grocery store alongside a 158-unit senior living facility, with additional mixed-use components also contemplated as part of the overall plan. The project is designed to bring new retail and senior housing options to Frisco in a single coordinated phase of construction.

The site is located at the southwest corner of Majestic Gardens Drive and Main Street. According to the report, the property had previously been zoned to allow retail, office and single-family residential uses. The new proposal would reorganize that program into a concentrated mixed-use concept anchored by a national grocery tenant and a sizable senior housing component.

In total, the development would span 9.4 acres. Within that footprint, 3.22 acres are designated for the Trader Joe’s building and associated improvements, while 6.18 acres are allocated to the senior living facility. The specific design details and any additional mixed-use elements beyond the grocery and senior housing components were not described in the report.

The Trader Joe’s store and the senior living facility are planned to be constructed in a single phase. As part of the entitlement framework, the senior living facility is not permitted to open until the Trader Joe’s store has opened.
