Mass General Brigham has signed a lease for approximately 100,000 square feet of lab space at 74M, a newly delivered life science and office tower located at 74 Middlesex Ave. in Somerville, MA. The healthcare system will occupy lab space on the lower floors and becomes the first tenant at the property.
The leased premises will accommodate Mass General Brigham’s central pathology laboratory services. The health system plans to consolidate pathology functions that are currently distributed across its network into this single location at 74M, aligning multiple existing operations within one purpose-built facility.
Greystar’s 74M has been developed on a former industrial brownfield site that has now been converted to a modern lab and office asset. The building totals 469,000 square feet arranged across 15 stories and is designed specifically for lab and office users. According to Greystar, one move-in-ready speculative suite remains available at the property.
Commentary from Greystar highlights an improving backdrop for lab users in the broader region. Matt DeNoble, senior director of investment management at Greystar, noted that the ownership is seeing renewed demand for lab space and views 74M as well positioned to attract additional tenants. He pointed to the property’s location within the Assembly Square innovation hub as a draw for groups competing for scientific and technical talent.
DeNoble also stated that Greystar is welcoming Mass General Brigham to the 74M community and intends to support the organization as it increases its research and lab presence in the area. With this initial lease in place and a move-in-ready spec suite still available, the building is in the early stages of lease-up while marketing to additional life science and office users.
The transaction marks an important step in the lease-up of a large-scale lab development in Somerville, bringing a major healthcare system into a newly constructed, purpose-built lab environment and establishing the property’s initial tenant base within the Assembly Square innovation hub.
