Fortune International, Blue Road Deliver Nexo Residences Short-Term Rental Condos in North Miami Beach

Rental Condos Debut in N. Miami
CRE Market Beat Take
By combining condo ownership with institutional-style short-term rental servicing, this project underscores investor interest in flexible use formats that tap both hospitality and multifamily demand pools.

Fortune International Group and Blue Road have delivered Nexo Residences, a newly completed short-term rental condominium project in North Miami Beach. The 16-story property is positioned to begin welcoming its first owners and guests, marking the transition from construction to initial occupancy. KAST Construction served as the builder for the tower, bringing the development to completion for its partners.

The condominium is located at 13899 Biscayne Blvd. and consists of 254 residential units. All units are delivered fully furnished, allowing buyers and guests to make immediate use of the residences without additional fit-out. The project offers a range of layouts from studios to three-bedroom condominiums, as well as a collection of three- and four-bedroom townhomes. Interior sizes span from 531 to 2,438 square feet, giving prospective owners and renters options that can accommodate different living needs and lengths of stay.

A key component of the offering is the project’s built-in rental flexibility. Owners at Nexo Residences are positioned to leverage short-term rental demand through a relationship with AvantStay, a hospitality management company and technology platform. AvantStay’s broader portfolio, totaling 2,700 short-term rental properties across 65 markets, provides a context for the firm’s experience in this segment. At the property level, an on-site hospitality team is expected to handle day-to-day guest services, including check-ins, check-outs and housekeeping on behalf of owners, reducing the operational burden associated with short-term rentals.

Nexo Residences incorporates a suite of amenities designed to support both short-term stays and longer visits. The property features a three-story arrival lobby that serves as a primary entry point for residents and guests. A two-story tech hub with coworking spaces is included to accommodate remote work and collaborative needs. Outdoor and wellness offerings include a luxury pool deck and jacuzzi, as well as three fully equipped summer kitchens for on-site entertaining.

Additional fitness and lifestyle amenities at the property include a fitness center with a yoga studio and virtual trainer, supporting a range of exercise preferences. A rooftop observatory deck provides unobstructed views to the south, adding a visual and experiential component to the amenity package. Together, these elements position Nexo Residences as a furnished, short-term rental-oriented condominium option in North Miami Beach, blending hospitality-style services with traditional residential features for owners and guests.
