High Street Residential, the residential subsidiary of Trammell Crow Company, has secured a new retail tenant for The Ryder, its forthcoming multifamily community in Seattle’s Roosevelt neighborhood. The firm announced that a lease has been signed for the property’s only ground-floor retail space, positioning a local fitness operator at the base of the project ahead of its initial delivery.

FLX, a Seattle-based Pilates studio, will occupy the 1,268-square-foot storefront at The Ryder. The lease will give the brand its second studio location in the market and establishes a wellness-focused use at the project. The Ryder’s retail component consists solely of this space, meaning FLX will be the exclusive street-level commercial tenant at the building.

The Ryder is planned as a 244-unit multifamily community and is currently under development in the Roosevelt neighborhood. The seven-story project is designed as a transit-oriented asset, located one-half block from the Roosevelt Link Light Rail station on Roosevelt Way NE. Residential offerings at the property will include a mix of studio, one-bedroom and two-bedroom units, targeting a range of renter household types once the community opens.

According to the announcement, The Ryder is expected to be delivered by the end of October 2026. FLX is planning to open its new studio at the property in January 2027, shortly after the building’s anticipated completion timeline. The project’s location at 6716 Roosevelt Way NE places residents and the studio within walking distance of Whole Foods as well as multiple nearby restaurants and coffee shops, reinforcing the building’s integration into the surrounding neighborhood retail and services.

Commenting on the lease, Alan Cantlin, Principal with Trammell Crow Company in Seattle, said that FLX represents the type of tenant envisioned for The Ryder. He noted that adding a locally owned wellness and fitness concept at the property is expected to enhance the experience for future residents and contribute to the broader Seattle community in the Roosevelt area.
