Realterm has expanded its industrial outdoor storage footprint with the acquisition of a two-property portfolio in Massachusetts. The independent global investment manager, which focuses on transportation-related real estate, purchased a 10.25-acre industrial outdoor storage portfolio in the Western I-495 submarket of Boston. The properties are located in the communities of Ayer and Devens, and financial terms of the transaction were not disclosed.
The Ayer site, located at 15 Westford Rd., totals 3.5 acres and is improved with an 8,200-square-foot maintenance facility. The building is configured with four drive-through bays designed to accommodate vehicular servicing and circulation. In addition, the property includes an onsite fueling station, supporting fleet and logistics users that require integrated fueling capabilities alongside maintenance operations.
The second asset in the portfolio is at 27 Cook St. in Devens. That site spans 6.75 acres and includes a 12,000-square-foot maintenance facility. The Devens building is equipped with one drive-through bay, offering additional space for vehicular repair, servicing, and equipment storage. Combined, the two facilities provide 20,200 square feet of maintenance space on more than ten acres of industrial outdoor storage land.
According to Realterm, the portfolio is situated in one of the region’s strongest distribution submarkets, with access to transportation infrastructure serving the broader Boston area. The properties’ improvements, including multiple drive-through bays and on-site fueling, are intended to support the efficient operations requirements of modern logistics and transportation users.
Commenting on the acquisition, Nick Dupuis, VP, Investments, Northeast Region at Realterm, emphasized that the Ayer and Devens assets align with Realterm’s strategy in the industrial outdoor storage segment. He noted that there is limited supply of functional IOS maintenance facilities in the Western I-495 market, and characterized the properties as important additions to the firm’s portfolio. The acquisition underscores investor interest in well-located, operationally focused industrial outdoor storage assets tied to regional distribution corridors.
