CBRE Signs Three Workplace360 Office Leases in Minneapolis

CBRE’s multi-location Workplace360 rollout illustrates that newly built and recently renovated assets remain competitive for credit tenants, benefiting landlords investing in modernizations.

CBRE has expanded its Workplace360 footprint in the Minneapolis–St. Paul region, finalizing three separate office leases to support its advisory and business service organization operations. The new commitments span suburban and downtown locations, giving the firm a mix of newly built and recently renovated space for employees and support functions.

For its advisory professionals, CBRE signed a 15,586-square-foot lease at Arcadia, located at 5115 Arcadia Ave. in Edina. The building is being constructed by Opus as a six-story, 118,000-square-foot office project, with CBRE among the first tenants scheduled to occupy the property when it is delivered. CBRE professionals John Ferlita and John Lorence represented the company in negotiating this lease, which will consolidate advisory staff in a new building as it comes online.

CBRE also secured a 5,871-square-foot lease at U.S. Bancorp Center to provide a downtown option for its advisory employees. CBRE’s Brandon Megal represented the company in the downtown transaction. U.S. Bancorp Center totals 937,000 square feet across 32 stories and is owned by Piedmont Realty Trust. The property has recently undergone extensive renovations, offering updated office space in the central business district environment CBRE sought for part of its advisory platform.

In addition to the advisory-oriented locations, CBRE signed a 27,331-square-foot lease at One Meridian in Richfield to house several of its support functions. The new space is designated for the firm’s business service organization, as well as its property management accounting and investment accounting and reporting groups. CBRE’s John Lorence represented the company in the lease negotiations at One Meridian, which is an eight-story, 204,862-square-foot office building.

One Meridian, like U.S. Bancorp Center, is owned by Piedmont Realty Trust and is currently undergoing renovations. The improvements at both buildings align CBRE’s occupancy with properties that are being refreshed to meet contemporary office requirements. By combining a pre-delivery lease at a new Edina development with renovated towers in Richfield and downtown, CBRE is positioning its staff in a range of locations across the Minneapolis–St. Paul area.

Across all three leases, CBRE is using its Workplace360 model to organize office environments for advisory professionals and back-office teams. The mix of new construction, renovated high-rise space, and a suburban mid-rise building reflects the firm’s decision to anchor key business lines in multiple submarkets within the region, while working with both existing and under-construction assets.
