Near-full occupancy at a grocery-anchored center signals resilient tenant demand for stabilized, needs-based retail in this submarket, supporting income durability for owners and lenders.

Urban Edge Properties has executed four new retail leases totaling 23,791 square feet at The Village at Waugh Chapel in Gambrills, Maryland. The new commitments bring the shopping center’s occupancy to 97% and mark the first wave of new retail additions since Urban Edge acquired the property in 2024.

The Village at Waugh Chapel is a grocery-anchored retail center with Safeway as its anchor tenant. The property also features a mix of national and fitness retailers, including HomeGoods, TJ Maxx, LA Fitness and Marshalls, positioning the center as a multi-tenant destination for daily needs and discretionary shopping.

The latest leasing activity introduces a mix of fashion, dining and specialty retail concepts. New arrivals include a 5,115-square-foot J.Crew Factory store and a 2,307-square-foot Quickway Hibachi. The leasing round also adds a Wonder restaurant occupying 7,788 square feet, alongside another new retailer taking an 8,581-square-foot space. Collectively, the new tenants expand the center’s merchandising and food-and-beverage offerings while increasing overall occupancy.

Multiple brokerage teams were involved in arranging the new leases. The Village at Waugh Chapel and Urban Edge were represented by Michael Ginsburg of KLNB in the Miniso, Quickway Hibachi and Wonder transactions. For the J.Crew Factory deal, the property was represented by Paul Schiffer, while tenant representation was provided by several national and regional firms.

J.Crew Factory was represented by Nick Bruns of Newmark. Miniso was represented by Colliers. Quickway Hibachi’s representation team included Brian Finkelstein, Beth Sargent and Amanda DeVinney of KLNB. Wonder was represented by Jared R. Meier of CBRE. The combination of landlord and tenant brokers reflects a broad mix of advisory platforms participating in the leasing at this Maryland retail asset.

With the execution of these four leases, The Village at Waugh Chapel moves closer to full occupancy while reinforcing its lineup of soft goods, restaurant and specialty retail tenants. The transactions underscore ongoing tenant interest in well-leased, grocery-anchored centers with an established roster of national brands.
