The Davis Companies and Intersect Development Group have formed a joint venture to develop a new Class A distribution facility in Gastonia, North Carolina. The project is planned for 2550 Jenkins Dairy Road and is intended to serve modern logistics and manufacturing users seeking large-format, high-spec industrial space.
The planned building will total 462,000 square feet and will be configured as a cross-dock distribution facility. The design incorporates 40-foot clear heights, which support high-cube warehouse operations and efficient racking layouts for bulk storage or high-throughput distribution uses. The building is being positioned to appeal to a broad range of industrial tenants that require contemporary specifications and operational flexibility.
The loading and circulation program is a core component of the project. Plans call for 100 dock doors, providing substantial loading capacity for inbound and outbound freight. The site will include 215 trailer parking spaces to accommodate staging and trailer storage needs, alongside 328 automobile parking spaces to support employee and visitor demand. An ESFR sprinkler system is planned for the interior, aligning the facility with current fire and life-safety standards for large-scale distribution buildings.
Site planning emphasizes flexibility for different tenancy structures. A fully circulating loop road is designed to facilitate truck movement around the building, improving access and reducing on-site congestion. In addition, the project will feature a secured truck court, allowing the owners to configure the property for either a single-tenant user or multiple tenants, depending on leasing demand at completion.
The location in Gastonia, just west of Charlotte along Interstate 85, is intended to leverage regional and international connectivity. Proximity to the interstate supports efficient access to transportation networks and regional distribution corridors, while the broader location is positioned to support potential tenant workforce needs. The joint venture expects to deliver the facility in January 2027, providing new large-format supply to the local industrial market.
The Davis Companies is pursuing this project as part of its continued expansion of an industrial platform in the Southeast. According to the companies, the region’s transportation infrastructure, ongoing population growth, and industrial tenant demand are key factors supporting long-term investment in new logistics facilities such as the planned Gastonia development.
