Execution of a $92.1 million refinance on a recently repositioned, actively leasing downtown Boston tower suggests lenders are selectively reopening to multi-tenant office risk when business plans are de-risked by capital investment and signed leases.

Synergy has completed the repositioning and refinancing of 101 Arch Street, an office tower in Downtown Boston. Since acquiring the property in March 2024, the firm has invested more than $20 million to upgrade and modernize the asset, aligning the building with current tenant expectations in the city’s core business district.

As part of its repositioning effort, Synergy has focused on enhancing the arrival experience at 101 Arch Street. The project features a redesigned Arch Street entrance and an updated lobby that serves as the primary point of entry and welcome for office users and visitors. The design emphasizes the property’s central address in Boston’s downtown, reinforcing its role as a prominent office location in the market.

In addition to the front-of-house improvements, Synergy has added new tenant-focused amenities within the building. The program includes newly built conferencing and training facilities intended to support meetings, events, and corporate functions on site. A centrally located full-service fitness center has also been introduced, providing tenants with health and wellness options directly within the property.

Leasing activity has accompanied the capital investment since Synergy took ownership of 101 Arch Street. According to the firm, more than 220,000 square feet of leases have been signed at the property following the March 2024 acquisition. The combination of amenity upgrades and leasing momentum has been a key component of the repositioning strategy for the downtown office tower.

To recapitalize the asset in conjunction with the completed renovation program, Synergy has secured new debt financing backed by the property. JLL advised the firm in obtaining a $92.1 million mortgage loan to refinance 101 Arch Street. The financing helps align the capital structure of the asset with its updated physical condition and recent leasing performance.

JLL senior managing director Tom Sullivan noted that the transaction stands out within the local office debt market. He described the refinancing as one of the first successful multi-tenant office tower refinancings in Boston since the onset of the pandemic, highlighting what he views as renewed lender confidence in both Downtown Boston’s office recovery and the repositioned business plan for 101 Arch Street. The combination of new capital, completed renovations, and documented leasing volume positions the property for its next phase of operation in the city’s core.
