Bonaventure has started construction on Attain at Swift Creek, a new 344-unit multifamily community planned for 6805 Greenyard Road in the Swift Creek submarket of Chesterfield County. The project expands the firm’s operator-led multifamily investment platform in its home state and adds another ground-up development to the Attain-branded portfolio.

The community is designed with a mix of one-, two-, and three-bedroom apartments, with residences averaging 1,058 square feet. The site is positioned next to a Kroger-anchored retail property, placing future residents within immediate reach of grocery and daily-needs shopping. The property is planned as a Class A apartment offering within the broader Attain portfolio.

The development carries a total project cost of approximately $93.3 million. Financing is being provided through a 40-year, fixed-rate HUD Section 221(d)(4) loan, which is structured to support both the construction and long-term permanent financing of the asset. Walker & Dunlop originated the HUD loan, while Bonaventure is supporting the project on its balance sheet during the construction period.

As part of its capital strategy, Bonaventure is actively pursuing a long-term equity partner for Attain at Swift Creek. This approach allows the firm to advance the project with its own balance sheet while it secures a stable equity relationship for the hold period, aligning with the long-dated HUD loan structure.

Attain at Swift Creek is the third ground-up multifamily project Bonaventure has started in 2026 under the Attain brand. It follows recent groundbreakings at Attain at Greenbrier in Chesapeake and Attain at Newtown in Norfolk. Taken together, the three developments are expected to deliver nearly 950 Class A apartment homes across Virginia.

The combined investment in these three Attain communities totals approximately $246.2 million. This construction pipeline reinforces Bonaventure’s focus on scaling its portfolio of institutional-quality apartments in Virginia, with Attain at Swift Creek representing a significant portion of that current development activity.
