CRE Market Beat Take
Core Spaces is pairing sizable ground-up deliveries with a $300 million portfolio acquisition into its REIT, signaling sustained institutional capital allocation toward Tier 1 student housing markets.

Core Spaces has completed approximately 6,000 new student housing beds across six purpose-built communities, delivering the projects ahead of schedule for the 2026 academic year. The new properties expand the firm's national footprint in university-oriented markets and are intended to align with Core Spaces' emphasis on design, technology integration and resident experience in student housing.

The latest tranche of developments includes Hub Tempe near Arizona State University, ōLiv Columbia near the University of South Carolina and Hub College Station near Texas A&M. Each of these projects is positioned adjacent to major public universities, reinforcing Core Spaces' focus on large, institutionally scaled higher-education markets that can support purpose-built student housing at volume.

Marc Lifshin, co-founder and CEO of Core Spaces, characterized the six-property delivery as a significant milestone for the platform, while signaling that the company sees additional runway for growth. He noted that executing multiple projects of this size simultaneously reflects the firm's conviction in select student housing markets and its strategy to enhance the quality of student living through better design, upgraded technology and a more curated resident experience.

In addition to the development activity, Core Spaces recently closed on a $300 million, four-property portfolio for the Core University Living Real Estate Investment Trust. The transaction adds scale to the REIT and is framed by the company as part of a disciplined approach to growth and capital deployment in Tier 1 university markets. The portfolio acquisition sits alongside the newly delivered projects as another channel through which Core Spaces is expanding in the student housing sector.

Taken together, the ahead-of-schedule delivery of new beds and the recent portfolio acquisition underscore Core Spaces' active investment posture in purpose-built student housing. The combination of development and portfolio aggregation through a dedicated REIT structure highlights how the firm is pairing operational expansion with institutional capital formation to build out its national platform in key university markets.
