Texas People & Companies: CRE Talent Moves, Industrial Leasing and IOS Growth

Institutional office openings, a large Class A industrial leasing assignment and IOS platform expansion all reinforce Texas as a favored deployment market for industrial-focused capital.

Stream Realty Partners has added senior talent in Houston, appointing Will Condrey as Senior Vice President. Condrey will concentrate on industrial occupier services and landlord representation, advising clients across industrial and land assets in Houston and surrounding markets. He brings more than two decades of commercial real estate experience in brokerage, capital markets and advisory roles, including time at Live Oak Capital, a decade at Cushman & Wakefield and eight years at Cresa.

In Dallas, Stockdale Capital Partners has opened a new office at Crescent Court in Uptown, marking the firm’s sixth location in the United States. The firm has been an active investor across Texas for many years, and the permanent office is intended to build on that activity. Stockdale notes that the move reflects its long-term confidence in the Dallas market and the broader Texas economy, while also supporting its focus on recruiting and retaining institutional real estate talent as Dallas continues to grow as a national hub for the industry.

Stream Realty Partners has also secured a new industrial leasing assignment in North Texas. The firm has been engaged to lease Valley Ridge 35, a two-building Class A industrial project in Lewisville, Texas. The development, scheduled for delivery in June 2027, will provide 329,651 square feet of industrial space designed for distribution, logistics, manufacturing and warehouse users. Building 1 is planned at 226,680 square feet, and Building 2 will comprise 102,971 square feet.

Crow Holdings Development, working in partnership with Lewisville Development, LP, is developing Valley Ridge 35. Stream’s Sarah Ozanne and Mac Hall will lead leasing on behalf of the ownership, marketing the project to a broad mix of potential industrial tenants. The assignment expands Stream’s industrial presence in the region while adding new Class A supply to the Lewisville corridor.

Separately, Steel Peak, a commercial real estate investment firm focused on industrial outdoor storage properties, is entering the Texas market. The company, founded in January 2024, has already acquired 15 industrial outdoor storage properties on the West Coast and is now targeting expansion in Dallas-Fort Worth, Houston, Austin and San Antonio. To support this growth, Steel Peak has hired Eli Ray as Acquisitions Director for the region, with responsibility for acquisitions and leasing across the firm’s industrial outdoor storage platform in Texas.

Together, these moves highlight ongoing activity across Texas industrial and office-related segments, including senior-level hiring, new institutional offices, fresh leasing mandates and platform expansion into industrial outdoor storage.
