Alexander Grene Development has started construction on Lilac Field, a $78 million mixed-use business park in League City that is now seeking its first wave of industrial and retail tenants.
The 24.5-acre project is positioned between League City Parkway and SH 146 and is planned to deliver a blend of retail, restaurant, and flexible warehouse space. At full buildout, the development is expected to comprise 70,000 square feet of retail and restaurant space alongside 220,000 square feet of flexible warehouse area, creating nearly 290,000 square feet of commercial space.
According to Community Impact, the site plan calls for 16 small warehouse units and seven buildings dedicated to retail and restaurant users. The flexible warehouse space is being marketed toward a range of occupiers whose operations can benefit from smaller-format, multi-tenant industrial layouts.
Prospective warehouse tenants are expected to include entertainment venues, gyms, childcare providers, and breweries, reflecting a mix of service-oriented and experiential users. The developer is also targeting industrial clients such as aerospace and aviation suppliers, marine service groups, technology firms, energy service companies, advanced manufacturing users, and specialty distributors for the project’s warehouse component.
The first two industrial buildings within Lilac Field are scheduled to be completed by early 2027, giving the development an initial delivery milestone while the broader site continues to build out. The full development timeline for Lilac Field is projected at three to five years, indicating a phased approach to construction and lease-up across the retail and industrial components.
As construction progresses, Alexander Grene Development is actively marketing the project’s industrial and retail space to a wide spectrum of potential tenants, positioning Lilac Field as a new hub for light industrial, service, and consumer-focused uses within League City once the various phases are delivered.
