A 10,000-square-foot restaurant lease at a mixed-use property underscores the role of experiential dining in supporting ground-floor activation and residential appeal.

Taconic Partners and National Real Estate Advisors have finalized a new restaurant lease with Samudhra at The Ellery, a luxury mixed-use residential property located at 312 W. 43rd St. in the Hell’s Kitchen neighborhood. The agreement brings a premium Indian restaurant and lounge to the building, adding a full-service dining option for residents of The Ellery as well as visitors and local patrons.

Samudhra, a New Jersey-based concept, is known for its premium Indian cuisine and lounge experience. The lease at The Ellery will be the brand’s first location outside its home state and its initial entry into the New York City market, marking its second location overall. The restaurant is positioned as a key dining destination within the property’s street-level retail and amenity mix.

The new Samudhra space will encompass approximately 10,000 square feet along West 43rd Street. According to the announcement, the layout is planned to include a dedicated dining room, a bar, and a lounge area, creating multiple zones for guests within the restaurant footprint. The sizable floor area underscores the scale of the concept and its role in the property’s broader lifestyle offering.

In commenting on the lease, George Tsapelas, senior vice president with Taconic Partners, noted that Samudhra introduces a premium dining and social venue intended to serve both residents of The Ellery and the surrounding neighborhood. He added that the vision for The Ellery has been to establish a dynamic mixed-use destination that contributes to the area’s overall energy, and that the addition of Samudhra further enhances the curated retail and dining lineup at the property.

On the ownership side, Taconic Partners and National Real Estate Advisors were represented in the lease negotiations by Lon Rubackin, Michael Kadosh and Bevan Cohen of CBRE. Samudhra was represented by Brad Schwarz of Lee & Associates. The completed transaction advances the retail leasing program at The Ellery by introducing a full-service restaurant and lounge that is expected to complement the building’s residential component and the surrounding Hell’s Kitchen corridor.
