The delivery of The Standard at Los Angeles adds scale to Landmark’s clustered student housing presence around USC, underscoring continued institutional interest in beds rather than traditional multifamily near major campuses.

Landmark Properties has completed The Standard at Los Angeles, a newly delivered purpose-built student housing community serving the University of Southern California. The 429-unit, 1,261-bed property is located at 3900 South Figueroa St., approximately 0.3 miles from USC’s campus in Los Angeles, placing it within walking distance of the university and nearby sports venues.

The Standard at Los Angeles rises eight stories and was designed by architecture and engineering firm HED. Landmark Construction, the in-house construction arm of Landmark Properties, served as the general contractor on the ground-up development. The project marks Landmark’s second from-the-ground-up student housing development in Los Angeles.

In a statement announcing the opening, Landmark Properties’ chief development officer Jason Doornbos highlighted the community’s proximity to USC, BMO Stadium and the Memorial Coliseum. He noted that The Standard at Los Angeles is intended to offer market-leading amenities, contemporary design and luxury unit finishes for students living near USC, positioning the project as a high-end option within the university’s off-campus housing supply.

The Standard at Los Angeles adds to Landmark’s growing Los Angeles portfolio of student-focused assets. In 2025, the firm delivered The Mark Los Angeles near UCLA, establishing its first development in the broader Los Angeles student housing market. During the same period, Landmark also expanded its holdings around USC through the acquisitions of Icon Plaza and West 27th Place, both communities that serve students attending the university.

With the delivery of The Standard at Los Angeles, Landmark Properties continues to build scale in key university-adjacent locations on the West Coast. The combination of a second ground-up development in Los Angeles and the earlier acquisitions near USC illustrates the company’s strategy of clustering assets around major higher-education institutions. While specific financial details of the project were not disclosed, the new community contributes additional modern, bed-count intensive housing near USC at a time when purpose-built student housing remains an important component of the local rental landscape.
