The Geneva School of Manhattan has acquired a permanent campus on the Upper West Side, marking a significant milestone for the independent Classical Christian school. Denham Wolf Real Estate Services represented the school in the purchase, guiding the effort to secure a long-term home in the Manhattan neighborhood.
The transaction was approved by the United States Bankruptcy Court in July, clearing the way for the school to move forward with its real estate plans. The court-approved acquisition ensures that The Geneva School can consolidate its operations in a single, dedicated facility on Manhattan’s Upper West Side.
The property is a six-story educational building totaling 38,838 square feet. The Geneva School acquired the facility for $33.2 million. According to Denham Wolf, the purchase price was significantly below the cost of developing a comparable educational property in Manhattan under current market conditions, positioning the school to benefit from the embedded value of an existing, purpose-built asset.
The new campus is expected to serve as a long-term base for the school’s growth and educational mission. By moving into a permanent facility, The Geneva School gains stability and control over its space, supporting both current programming and future expansion within the Upper West Side community.
Denham Wolf Real Estate Services acted as strategic real estate advisor throughout the acquisition process. The firm, led on this assignment by Kate Hrobsky and Christopher D. Turner, provided services including search strategy, property identification, financial analysis, due diligence, negotiations, and bankruptcy sale advisory. Their role extended from initial planning through court-approved closing.
On the seller side, Denham Wolf collaborated closely with BKREA professionals representing the bankruptcy trustees. The team from BKREA included Tom Brady, Ana Barrie, Ryan Candel, and Bob Knakal, who acted on behalf of the trustees in the sale process. Their involvement helped move the property through the bankruptcy sale framework and into the hands of an educational end user.
With the transaction completed, The Geneva School of Manhattan now has a long-term campus on the Upper West Side, providing a stable foundation for its Classical Christian curriculum and future enrollment growth within Manhattan’s dense urban environment.
