Hyatt Commercial has arranged a new office lease for Menocal Family Practice at 1800 Dual Highway in Hagerstown, Maryland. The medical group has committed to approximately 8,000 square feet at the property, expanding its footprint in the region while adding another healthcare user to the local office inventory. The space, located along one of Hagerstown’s key commercial corridors, was previously configured as the executive offices of a financial institution.

Hyatt Commercial brokers Treva Ghattas and Laurie Murphy-Zuiderhof represented the landlord in the transaction. By securing a medical tenant for an office suite originally designed for traditional corporate use, the brokerage team helped reposition the space to align with changing tenant demand in Washington County. The conversion underscores how office assets with the right physical characteristics can be adapted to meet the specialized needs of healthcare providers.

According to Ghattas, who serves as a vice president at Hyatt Commercial, healthcare users are increasingly central to office leasing activity in the area. She noted that healthcare providers have become one of the primary drivers of new lease transactions in Washington County. In her view, buildings that either already accommodate medical requirements or can be selectively converted for clinical use are outperforming properties marketed solely to conventional office tenants.

This shift is evident at 1800 Dual Highway, where the former executive office suite is being reoriented around patient care and medical operations. While specific build-out details were not disclosed, the lease reflects landlords’ willingness to reconfigure traditional office layouts in order to appeal to practices seeking exam rooms, consultation areas, and support space within a single, contiguous suite. As more healthcare groups pursue growth, similar conversions may become increasingly common within the local office stock.

For Menocal Family Practice, the new location is intended to support both current operations and future expansion. Dr. Julio Menocal said the practice is focused on growing at 1800 Dual Highway, emphasizing that the additional space and flexibility will help the group serve more patients. He added that the office will enable the practice to continue providing the level of personalized, high-quality care that its surrounding communities expect.

The lease highlights how medical users are influencing the direction of office leasing in Washington County. As demand from traditional office tenants evolves, owners who can adapt existing space for healthcare uses appear better positioned to capture activity. In this case, repositioning a former financial institution office into a clinical environment has allowed both the landlord and Menocal Family Practice to align their respective real estate and operational objectives.
