Texas commercial real estate activity spans talent moves, acquisitions, development and retail leasing, with several Dallas-based firms expanding their reach across the state. The updates illustrate ongoing demand for industrial, industrial outdoor storage and service-oriented retail space in key Texas markets.
Mohr Partners, headquartered in Dallas, has created the new position of President of Brokerage and appointed Kam Schroeder to the role. The position is intended to support the expansion of the company's national brokerage platform. Schroeder brings extensive corporate real estate experience, having most recently served as Executive Vice President and Managing Director of Newmark's East Bay brokerage operations. His background also includes prior roles as Senior Vice President at Hughes Marino and more than a decade with JLL and its predecessor, The Staubach Company.
In San Antonio, Dallas-based Apricus Realty Capital has acquired 8799 Crownhill Blvd., a 53,100-square-foot industrial outdoor storage property situated on approximately 4.3 acres. The asset is located immediately adjacent to San Antonio International Airport and is configured with crane-served warehouse space, maintenance facilities, a concrete storage yard and multiple drive-in loading positions. The layout is designed to accommodate fleet, construction and industrial users that need a combination of building and outdoor storage functionality.
New industrial supply is also underway in North Texas. Stream Realty Partners has been awarded the leasing assignment for Valley Ridge 35, a two-building Class A industrial development in Lewisville, Texas. Developed by Crow Holdings Development in partnership with Lewisville Development, LP, the project is scheduled for delivery in June 2027. Positioned along Valley Ridge Boulevard with direct access to Interstate 35, Valley Ridge 35 will provide 329,651 square feet of industrial space across two rear-load buildings. Stream professionals Sarah Ozanne and Mac Hall will lead leasing efforts on behalf of the ownership group.
On the retail side, EōS Fitness has secured a 40,000-square-foot lease at Grand Parkway Center, with NewQuest facilitating the transaction. The center is located at the high-traffic super-regional intersection of Highway 99/Grand Parkway and State Highway 249. The new facility is projected to open in 2027. Based in Dallas, EōS Fitness currently operates 33 locations across Houston, the Dallas-Fort Worth Metroplex and San Antonio and is planning near-term expansion into Austin.
Together, these moves highlight continued investment and leasing momentum in Texas across industrial and retail formats, as regional and national players position for future growth in the state's major markets.
