Newmark has arranged approximately $45.9 million in FHA-insured financing for two recently developed Class A multifamily properties in Grand Junction, Colorado, on behalf of Four Points Funding. The financing was structured under the HUD Section 223(f) program and covers Nexus Apartments, a 122-unit community, and The Eddy Apartments, a 96-unit community. Newmark’s Kelley Klobetanz led the financing assignment for the borrower, which also served as the developer of both projects.
Nexus Apartments, completed in 2024, is described as a market-rate multifamily community. The property combines a mix of walk-up apartment buildings and townhome-style residences, providing a variety of layouts within the same development. As a Class A asset, the project integrates common-area features designed to support resident community-building and on-site recreation.
Amenities at Nexus Apartments include a clubhouse and lounge that function as social and gathering spaces for residents. The community also offers a game room, a community garden, a barbecue area and multiple outdoor gathering spaces. These shared elements are intended to enhance the resident experience and create a cohesive environment within the market-rate setting.
The Eddy Apartments, completed in 2022, brings another Class A multifamily option to Grand Junction, with a location along the Colorado River. The property offers direct access to the riverfront trail system that connects residents to Las Colonias Park. This trail access creates a direct link between the community and a nearby recreational destination along the riverfront.
In addition to its trail connectivity, The Eddy Apartments benefits from a shared-use agreement with the adjacent Camp Eddy RV park. Through this arrangement, residents have access to additional amenities, including a clubhouse, fitness center, community room and outdoor patio. These features supplement the core offering at The Eddy and extend the overall amenity package available to residents.
The combined 218 units across Nexus Apartments and The Eddy Apartments illustrate Four Points Funding’s role as a developer of recent Class A multifamily product in Grand Junction. The FHA-insured HUD Section 223(f) financing coordinated by Newmark provides a refinance solution for these newly delivered assets, aligning long-term capital with modern multifamily communities in the Grand Junction market.
