Fresh long-term leasing at a large grocery-anchored center underscores the relative resilience of well-located power centers, supporting durable income profiles for owners and lenders.

Urban Edge Properties has secured three new long-term leases at Woodmore Towne Centre, a 712,000 square foot grocery-anchored regional power center in Glenarden, Maryland. The signings expand the tenant mix at the open-air center, which is positioned as a community hub with a Wegman’s supermarket serving as a major traffic driver.

MahoganyBooks, an independent bookseller, will open a 2,077 square foot store at the property. The Joint Chiropractic has committed to a 1,162 square foot location, adding a health and wellness component to the tenant roster. Rounding out the latest leasing activity, Milkshake Factory will occupy 1,661 square feet, bringing an additional food-and-beverage offering to the center.

Urban Edge framed the new leases as complementary to the existing draw created by Wegman’s, which attracts consistent daily customer traffic. According to Paul Schiffer, vice president of leasing for Urban Edge, placing local entrepreneurs alongside brands that already have established followings is intended to create more opportunity for all tenants while enhancing the customer experience at Woodmore Towne Centre.

Multiple brokerage teams were involved in completing the transactions. Woodmore Towne Centre and Urban Edge were represented by Michael Ginsburg and Ryan Minnehan of KLNB on the landlord side for all three deals. On the tenant side, MahoganyBooks was represented by Veronica Kamara of KLNB. The Joint Chiropractic worked with Dave Tibbetts of Catalyst Commercial Group. Milkshake Factory was represented by Quinn Cleveland of Reimagine, LLC, together with Avison Young.

The combination of a grocery anchor and a diversified lineup of retailers, services, and food-and-beverage tenants underscores Woodmore Towne Centre’s role as a regional shopping destination for the surrounding community. The addition of these concepts broadens the property’s merchandising mix, bringing together local operators and established brands within the same center.

With these long-term leases in place, Urban Edge continues to refine the tenant profile at Woodmore Towne Centre around uses that can benefit from steady grocery-driven foot traffic. The involvement of several brokerage firms and specialists across categories highlights the coordinated leasing effort required to curate a mix of retailers that aligns with customer demand at the center.
