A development team is advancing a mixed-use proposal in South Nashville that would bring a new hotel, multifamily housing and a public plaza with an outdoor ice rink to Sidco Drive. The plan is moving through the city’s review process and is scheduled to be considered by the Metro Planning Department on September 24, according to reporting from the Nashville Business Journal.
The proposed project would rise at 4311 and 4319 Sidco Drive, where two existing hospitality and event properties are currently located. Plans call for a 16-story hotel to be constructed on the site, alongside two apartment buildings that would incorporate ground-floor retail space. Renderings referenced in local media coverage depict a central open-space component intended to knit the elements together.
At the heart of the site plan is a large plaza that would serve as a shared outdoor amenity for hotel guests, apartment residents and visitors. Visuals provided to the media indicate that this plaza is expected to feature an outdoor ice rink, positioning the project as an entertainment-oriented destination as well as a lodging and residential option in the South Nashville area.
Entities tied to Darshan Patel and Richard Epperson are the applicants for the development and are scheduled to present the proposal to Metro Planning officials as part of the city’s standard entitlement review. The project is currently in the approval phase, and no timeline for construction or delivery has been disclosed in the available materials.
To make way for the planned hotel, apartments and plaza, the existing La Quinta Inn on the site would be demolished, as would the Bedroom Nashville Event Venue. Both properties currently occupy the parcels at 4311 and 4319 Sidco Drive and would be removed under the current vision for the redevelopment.
The surrounding context along Sidco Drive includes several established hospitality and restaurant uses. A Cracker Barrel and a Waffle House are located on either side of the project site and are expected to remain in place, providing continuity of roadside dining options adjacent to the proposed new construction. No additional changes to neighboring parcels have been described in the information released so far.
Beyond basic program details, few specifics have been made public about the planned hotel and apartment buildings, including unit counts, hotel key count, construction budget or development schedule.
