Knightvest Capital has acquired the Silicon Hills multifamily portfolio, a three-property collection totaling 1,027 apartment units in Round Rock, Texas. The seller of the portfolio was Lynd Living, which divested the communities as a single package. The transaction consolidates three early-2000s vintage assets under a new owner with a defined renovation strategy.

The Silicon Hills portfolio is composed of Enclave at La Frontera, Lakeside at La Frontera, and Legends Lake Creek. Enclave at La Frontera is a 411-unit property delivered in 2004, while Lakeside at La Frontera is a 366-unit community completed in 2001. Both assets are situated next to each other within the La Frontera master-planned mixed-use development in Round Rock, providing a contiguous footprint within the same planned environment. Legends Lake Creek, built in 2001 with 250 units, is located approximately six miles to the west in the Lakeline/Lake Creek submarket.

The acquisition gives Knightvest Capital control of a sizable, institutionally scaled apartment portfolio concentrated in and around La Frontera and Lakeline/Lake Creek. The assets share a similar vintage, with all three communities developed in the early 2000s, positioning them for a coordinated capital improvement plan. The portfolio structure provides operational and asset management synergies for the new owner across multiple locations within the same regional rental market.

Knightvest Capital intends to undertake a comprehensive renovation program across the Silicon Hills portfolio. The planned scope includes upgrades to exterior elements, enhancements to common-area amenities, and improvements to a subset of unit interiors. While specific project details and budgets were not disclosed, the work is expected to refresh curb appeal and shared spaces while selectively modernizing in-unit finishes.

As part of the repositioning, Knightvest will rebrand each community under new names. Enclave at La Frontera will be renamed Brixton, Lakeside at La Frontera will take the new name Calder, and Legends Lake Creek will be rebranded as Sutton. The renaming initiative is intended to align the properties with their updated profiles following the planned renovations and to differentiate each community within the broader Round Rock rental market.

The acquisition and improvement plan underscore continued investor attention on scaled multifamily portfolios in established suburban locations. By focusing on properties with existing occupancy and clear paths for physical upgrades, Knightvest Capital is positioning the Silicon Hills portfolio for a new phase of ownership and asset repositioning in the Round Rock area.
