A development team is advancing a mixed-use proposal in South Nashville that would replace an existing hotel and event venue with a new combination of hospitality, multifamily, retail and public space. The project is moving through Nashville’s approval process and is scheduled to go before the Metro Planning Department on September 24 for consideration.
Entities tied to Darshan Patel and Richard Epperson are behind the proposal, according to reporting cited in the coverage. The site for the planned redevelopment comprises 4311 and 4319 Sidco Drive, an area currently improved with a La Quinta Inn and the Bedroom Nashville Event Venue. Both existing uses would need to be demolished to accommodate the new master-planned project.
The concept envisions two new apartment buildings that would incorporate ground-level retail, adding a residential and commercial component to the corridor. Details on the number of units or square footage have not been disclosed, but the inclusion of street-level retail indicates an effort to activate the site beyond purely residential and hotel uses.
A new 16-story hotel tower is also planned as part of the redevelopment. While specific branding, room count and positioning have not been specified, the proposed height signals a more vertically oriented hospitality use than the existing low-rise hotel on the property. The hotel would be a key anchor within the broader mixed-use program planned for Sidco Drive.
At the center of the project, the development team is planning a large plaza that is depicted in renderings as featuring an outdoor ice rink. This open-space element is designed to function as a shared amenity and public gathering area, linking the residential, retail and hotel components and providing a focal point for activity on the site.
The current La Quinta Inn and the Bedroom Nashville Event Venue would be removed to clear the way for new construction. By contrast, a Cracker Barrel and a Waffle House located on either side of the project site are expected to remain in place and continue operating, framing the future development within an existing roadside restaurant cluster.
Visuals of the envisioned buildings and plaza, credited to the Nashville Post, illustrate how the apartments, hotel and central ice rink could be organized on the site, though final massing and design remain subject to review. The upcoming Metro Planning Department hearing will be a key step in determining whether the proposal can proceed toward entitlements and, ultimately, construction.
