Bank construction financing for a ground-up, amenitized multifamily project in Tradition signals that lenders remain active for well-positioned new supply in Florida growth markets.

The NRP Group has started construction on a new luxury multifamily community in Port St. Lucie, advancing a 312-unit apartment project within the Tradition master-planned development. The community is rising on an approximately 18-acre site at 13661 SW Village Parkway. The project adds a sizable new rental option to the 10,000-acre Tradition community, which continues to see phased residential build-out.

M&T Bank is providing construction financing for the development, underscoring ongoing bank participation in new multifamily projects. Group 4 Architecture is serving as the project architect, bringing forward a site plan organized around multiple low-rise residential buildings and communal amenities.

The community is planned as a collection of 10 three-story apartment buildings. Residences will offer a mix of one-, two- and three-bedroom layouts, with unit sizes ranging from approximately 720 to 1,300 square feet. Each apartment is designed with either a private balcony or a fenced ground-floor yard, giving all residents some form of dedicated outdoor space.

The project’s amenity package is expected to be a key differentiator within the local rental market. Plans call for a 24-hour fitness center equipped for both strength training and cardio workouts, as well as a resort-style swimming pool. The community will also incorporate coworking suites and dedicated work-from-home offices, reflecting ongoing demand for flexible workspace within residential environments.

Additional resident amenities will include a multipurpose lounge with a full kitchen intended for gatherings and events, a package concierge system and on-site storage facilities. Outdoor features will encompass grilling areas, landscaped courtyards and a variety of gathering spaces aimed at supporting social interaction and resident engagement.

This development represents The NRP Group’s second development closing in Florida this year, signaling the firm’s continued focus on expanding its footprint in the state’s multifamily sector. With construction now underway, completion of the Port St. Lucie community is scheduled for summer 2028, positioning the project to deliver new Class A rental inventory into the market over the medium term.
