GREA has arranged the sale of Glenwood Station, a newly delivered luxury apartment community in downtown Glen Ellyn, Illinois. The 159,000-square-foot property comprises 86 residential units and is positioned as a high-end rental option in the core of the village’s commercial district.
The development was completed by Holladay Properties and opened to residents in the spring of 2025. Following its initial lease-up period, the asset was brought to market, with GREA’s Chicago-based team overseeing the disposition process on behalf of the developer.
The transaction attracted notable attention from prospective buyers, with GREA reporting significant investor interest in the offering. The sale ultimately closed in July, signaling solid buyer conviction in both the quality of the asset and the underlying fundamentals of the DuPage County multifamily market.
Christopher Sackley, William Montana and Kyle Jamison of GREA’s Chicago office represented Holladay Properties in the sale. Their mandate covered marketing the property, coordinating the investor outreach process and advising the seller through closing. Specific buyer identity and pricing details were not disclosed.
Glenwood Station is located one block from the Glen Ellyn Metra Station, offering residents direct rail connectivity to downtown Chicago and the broader Chicagoland region. The transit-oriented setting places the property within walking distance of local retail, dining and services while providing convenient access to employment centers across the region.
The four-story community delivers a range of on-site amenities designed to support resident convenience and lifestyle. Shared spaces include a clubhouse, fitness center and a conference work center aimed at hybrid and remote workers. The property also incorporates a ground-level cafe, electric vehicle charging stations and a heated parking garage.
The pet-friendly building offers a mix of studio, one-bedroom and two-bedroom floor plans. This unit mix supports a range of renter profiles, from single professionals and commuters to couples and small households seeking a walkable, rail-served suburban location proximate to Chicago.
The sale of Glenwood Station adds to the inventory of recently traded, newly built multifamily assets in DuPage County, highlighting ongoing investor focus on transit-oriented suburban product near major employment corridors. Market participants watching the Chicagoland multifamily sector may view the outcome as a data point for demand in well-amenitized, rail-accessible suburban communities.
Separate from the transaction, Connect Apartments is promoting its 2026 conference as a venue for multifamily professionals to hear from industry leaders on capital markets, development, operations, financing and investment trends, while offering networking opportunities for participants active in deals similar to the Glenwood Station sale.
