GFP Real Estate has announced that Maybern, a financial technology firm focused on fund management solutions for private markets, has executed a significant expansion of its lease at 10 Astor Place. The company, which first relocated to the property in 2024, has committed to a long-term enlargement of its premises that more than doubles its existing footprint.
Under the new agreement, Maybern is increasing its occupied space at 10 Astor Place from approximately 11,000 square feet to 30,000 square feet. The expansion covers the property's entire fourth floor, reflecting a substantial deepening of the tenant's presence in the building. While financial terms of the lease were not disclosed, the transaction underscores Maybern's decision to scale operations within its current location rather than move to another property.
The leasing transaction involved representation on both the ownership and tenant sides. Neith Stone of GFP Real Estate represented the building's ownership, working alongside a Newmark team consisting of Rob Silver, Anthony Sciacca and Brittany Silver. On the tenant side, Maybern was represented by Newmark brokers Jonathan Franzel and Leo Kone, who advised the fintech firm in negotiating the expanded, long-term commitment at the property.
Commenting on the transaction, Stone noted that, in the current market environment, an expansion by an existing tenant carries more weight than a simple relocation. Stone emphasized that when a tenant chooses to significantly increase its space in the same building and commit for the long term, it serves as a strong indication of confidence in both the property and its ownership. According to Stone, companies are often attracted to boutique assets like 10 Astor Place because such properties provide characteristics that new construction may not match.
Stone pointed to factors such as enduring architecture, distinctive character and engaged, hands-on ownership as key attributes that can influence tenant decisions in favor of boutique buildings. These elements, Stone suggested, help differentiate properties like 10 Astor Place in a competitive office landscape and can support long-term tenant relationships.
The expanded lease marks the latest step in Maybern's occupancy evolution at 10 Astor Place since its initial relocation to the building in 2024. By securing the entire fourth floor and substantially increasing its square footage, the fintech company is reinforcing its operational base within the property while aligning with the building's boutique profile and ownership approach.
