Full lease-up of the first phase and a JV-backed expansion suggest sustained investor and tenant conviction in large-format industrial product in Glendale’s logistics corridor.

Rockefeller Group has acquired a 34.1-acre logistics site in Glendale, Arizona, from IndiCap and its capital partner, with plans to launch a new large-scale industrial project on the land. The parties will jointly develop West Olive Logistics Center, a planned 552,000-square-foot industrial facility positioned at the northwest corner of West Olive Avenue and North Reems Road in Glendale.

The forthcoming West Olive Logistics Center is being designed as a single-building industrial project, aimed at serving logistics and distribution users seeking modern warehouse space in the area. The land transaction establishes Rockefeller Group as the new site owner while retaining IndiCap as a key development partner, creating a joint venture structure for the next phase of the master-planned project.

Cushman & Wakefield’s National Industrial Advisory Group for the Mountain West region arranged the land sale and the joint venture equity between Rockefeller Group and IndiCap. The advisory team of Will Strong, Jack Stamets, Molly Miller, Michael Matchett, and Madeline Warren represented the sellers in the transaction and structured the equity partnership that will capitalize the development. Cushman & Wakefield will also lead leasing efforts, with brokers Mike Haenel, Andy Markham, Phil Haenel, and Justin Smith serving as the exclusive leasing agents for the planned industrial building.

Construction of West Olive Logistics Center is scheduled to begin in the fourth quarter of 2026, marking the next phase of a larger industrial campus. The project is part of a broader 111.7-acre master-planned development that is already home to three Class A industrial buildings totaling more than 1 million square feet. Those initial Phase I buildings were delivered in the first quarter of 2024 and have since reached full lease-up, underscoring tenant demand for modern industrial space within the park.

By extending the master-planned logistics campus with another sizeable facility, Rockefeller Group and IndiCap are building on the momentum established by the fully leased first-phase buildings. The combination of an institutional buyer, an existing capital partner, and a national brokerage platform involved in equity, sales, and leasing illustrates the continued appeal of large-scale industrial development in Glendale’s logistics corridor.
