Delightful Development Co. and Woodbine Development Co. are partnering on a planned $160 million luxury resort in the Fort Worth Stockyards, fronting Main Street and 23rd Street. The joint venture project is envisioned as a high-end hospitality destination integrated into the historic district, with the site positioned to capture visitors drawn to the Stockyards and surrounding attractions.
The resort is planned for a site of more than three acres and will comprise 225 guestrooms and suites. The program calls for two independently positioned luxury hotels that will share a single subterranean parking garage, consolidating parking below grade while allowing each flag to maintain its own identity and guest experience at the surface level.
Planned amenities include a large resort-style pool with cabanas overlooking Marine Creek, designed as a primary leisure feature for hotel guests. Meeting and event capabilities will be a significant component of the project, with approximately 18,000 square feet of meeting space programmed across the development. This includes a 4,000-square-foot event barn and lawn aimed at social and group functions, alongside a 7,500-square-foot grand ballroom for larger events.
The project also calls for an additional 4,500 square feet of rooftop meeting space, coupled with an outdoor lawn oriented toward views of the Stockyards. Both hotels are expected to feature grand living rooms and lobby bars, with outdoor seating areas incorporating fire pits and space for on-site entertainment. The food-and-beverage program will include restaurants and a rooftop bar positioned to capture views of the Stockyards, surrounding cityscape, and sunsets.
Each hotel within the dual-hotel configuration will offer its own distinct lobby bar, guestrooms, and food-and-beverage concepts, while still sharing certain back-of-house and parking infrastructure. This separation is intended to support differentiated positioning within the luxury segment while benefiting from the combined scale of the overall resort.
The development is being advanced as part of a public-private partnership with the City of Fort Worth and Tarrant County’s Tax Increment Financing District #15. This structure ties the project to local economic development initiatives while supporting infrastructure and placemaking objectives within the Stockyards area.
Project milestones include a targeted groundbreaking in Fall 2027, with an anticipated opening in Spring 2030, positioning the resort to come online as a new addition to the region’s hospitality inventory. The announcement underscores continued interest in large-scale, experience-oriented hospitality projects within the Fort Worth Stockyards district.
