Mall-to-logistics conversions like this signal ongoing land use repricing toward industrial in well-located retail corridors, while adding sizable new supply to the logistics pipeline.

RAMROCK Real Estate has acquired the long-vacant Ridgmar Mall in Fort Worth and is moving forward with plans to convert the former retail property into a Class A logistics hub. The company intends to reposition the site as Ridgmar 30 Logistics Crossing, a six-building logistics park totaling approximately 930,960 square feet. The redevelopment will replace an obsolete mall with an institutional-quality logistics campus designed to serve modern distribution and industrial users.

The property is located at the northeast corner of Interstate 30 and State Highway 183, giving the planned logistics park direct access to a key regional transportation corridor. By repurposing the mall into a large-scale industrial project, the plan seeks to capitalize on the site's visibility and connectivity while addressing demand for contemporary logistics facilities in the area.

RAMROCK has assembled a team that includes KBC Advisors and Lincoln Property Company to support planning, leasing and development execution for Ridgmar 30 Logistics Crossing. KBC Advisors and Lincoln Property Company have been engaged as partners in the effort, with responsibilities that span predevelopment strategy, tenanting and implementation of the project's industrial vision.

The redevelopment is being advanced in collaboration with public-sector stakeholders. RAMROCK is working with the City of Fort Worth and Tarrant County on planning and entitlement efforts required to reposition the property from its historic retail use to a logistics-focused campus. According to the parties involved, local officials have signaled support for the project based on its potential to revitalize an underutilized site and attract new private investment.

Public officials and community leaders have also highlighted the prospect for job creation and longer-term economic development benefits associated with the redevelopment. The logistics park is expected to bring new activity to a location that has sat vacant for an extended period, aligning with broader objectives to reinvest in aging commercial properties and reposition them for current market demand.

The current plan reflects more than two years of engagement between RAMROCK, elected officials and community stakeholders to evaluate how best to reuse the former mall site. That process has focused on determining an appropriate redevelopment concept, assessing the logistics potential of the location and navigating the entitlement steps needed to enable a shift from traditional retail to industrial use. As planning continues, the project is positioned as a case study in the transformation of older enclosed malls into logistics and industrial assets.
