A grocery-anchored center changing hands in a rapidly expanding large city highlights how investors are targeting necessity retail in growth corridors to capture demographic tailwinds.

EDENS has acquired The Village at Camp Bowie, a 179,376-square-foot retail center in Fort Worth. JLL Capital Markets represented the seller, Dunhill, in the transaction. The deal involves a significant open-air retail property positioned along Camp Bowie Boulevard, one of the city’s established commercial corridors.

The Village at Camp Bowie features a tenant mix that spans grocery, dining, and service uses. Sprouts Farmers Market is among the retailers at the center, underscoring the property’s grocery-anchored profile. The combination of daily-needs retail and complementary food and service offerings positions the center to draw consistent customer traffic from surrounding neighborhoods.

The property is situated within a metro that has been experiencing notable demographic expansion. Fort Worth is described as the nation’s 11th largest city and the fifth fastest-growing large city in the country, and the area around the center has seen 9.7% population growth since 2020. This population increase supports demand for grocery, restaurant, and service-oriented tenants, enhancing the relevance of well-located retail centers such as The Village at Camp Bowie.

Several large-scale projects are contributing to the area’s growth dynamics. Nearby, the $1.7 billion Westside Village mixed-use development is underway, adding scale and density to the local urban fabric. Walsh Ranch, a 7,200-acre master-planned community, is also shaping the residential base that feeds consumer demand for retail services. In addition, the Edwards Ranch Riverhills community is bringing 567 single-family homes to the area, with those homes carrying a median value of $1.9 million, signaling a concentration of higher-income households in the trade area.

These residential and mixed-use developments collectively expand the customer base for The Village at Camp Bowie and can increase the long-term importance of grocery-anchored and service-oriented retail within this part of Fort Worth. The retail center’s position along a key boulevard, coupled with the city’s rapid growth, underpins the asset’s role within the surrounding community.

JLL Capital Markets’ Sales and Advisory team led the disposition effort for Dunhill. The team members on the assignment were Adam Howells, Chris Gerard, Michael Jankovich, and Elizabeth Anne Casillas. Their mandate covered marketing the asset and representing the seller through closing. The acquisition adds to EDENS’ retail holdings, aligning the buyer with a center that is directly tied to Fort Worth’s ongoing population gains and nearby large-scale development activity.
